Description
DEPARTMENT OF VETERANS AFFAIRS (VA)
SEEKING TO LEASE SPACE
The Department of Veterans Affairs (VA); Healthcare System is proposing to lease a minimum of 9,812 rentable square feet of medical space for a Community-Based Outpatient Clinic (CBOC) in Clovis, NM. The space shall be located in a quality building, constructed of sound and substantial construction, and shall be in compliance with Federal Laws & Regulations governing federal leases, building & fire codes, and the American with Disabilities Act (ADA). In addition, the space offered must be either new, new construction, modernized building, or one that has undergone restoration or rehabilitation for the intended use. All design and construction shall meet the most current VA Technical Information Library (TIL) standards. Lease should be full service. On-site parking for 50 vehicles is required. The term should be 20 years, (10) years firm and (10) years soft.

To be considered, space must be within San Marcos and bordering a delineated area as follows:

North Wilhite Rd

South Curry Rd

East Humphrey Rd

West Wheaton St

Offerors must provide evidence that properties are outside the 100-year flood plain.

Respondents are advised that the Government assumes no responsibility to award a contract based upon responses to this advertisement. The NAICS Code is 531120 Lessors of Other Real Estate Property, and the small business size standard is $34.0 million.
Interested offerors should include the following information:

Rentable Square feet available and rate per rentable square feet (rate must be inclusive of all utilities and services)

Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.

The Government is limited by law (40 USC 278a) to pay no more than the appraised fair rental value for space.

RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
